Job Description

Planning & Development Surveyor

Morpeth, Northumberland | Full time | 37 hours per week

Build your career across planning, development and strategic land

Beach Baker is delighted to be working in partnership with Galbraith to recruit a Development Consultant for its growing Planning & Development team in Morpeth.

This is an excellent opportunity for an ambitious planning, surveying or development professional to join a highly respected multidisciplinary property consultancy. You will work on varied and commercially interesting projects across Northumberland and the wider North East, advising landowners, developers, promoters, investors, rural businesses and public-sector clients.

This role offers exposure to the full development lifecycle. You will combine planning and development consultancy with strategic land, rural property and commercial advice, supporting projects from initial site appraisal and feasibility through to planning and delivery.

The opportunity

Working alongside experienced planning, rural, valuation and property professionals, you will help clients identify opportunities, overcome constraints and enhance the long-term value of their land and property assets.

Your responsibilities will be shaped around your experience but are likely to include:

  • Preparing and managing planning applications, prior approvals, pre-application enquiries, appeals and planning strategies.
  • Undertaking site assessments, development appraisals, feasibility studies and option reviews.
  • Reviewing planning policy, site constraints, technical reports, development plans and potential opportunities.
  • Advising landowners, developers and promoters on planning strategy, alternative uses, value enhancement and disposal options.
  • Supporting strategic land promotion projects and Local Plan representations.
  • Liaising with local planning authorities, statutory consultees, architects and technical consultants.
  • Assisting with landowner negotiations, option agreements, promotion agreements and other development arrangements where appropriate.
  • Preparing clear reports, fee proposals, professional correspondence and client advice.
  • Managing fee-earning instructions, including budgets, deadlines, programmes, reporting and client communication.
  • Building strong relationships with clients, consultants, local authorities and professional contacts.
  • Identifying new instructions and contributing to the continued growth of the Planning & Development service.
  • Collaborating with colleagues across Galbraith’s rural, commercial, valuation and agency teams

About you

Galbraith is open to candidates from a range of professional backgrounds. You may currently work in:

  • Town planning
  • Development consultancy
  • Strategic land
  • Rural surveying or land agency
  • Valuation
  • Property or development advisory services

Ideally, you will be MRTPI, MRICS or hold an equivalent professional qualification. Applications are also welcomed from candidates who have gained substantial relevant experience through another route.

You should bring:

  • A sound understanding of the planning and development process and its commercial implications.
  • Experience advising clients on planning matters, development opportunities, land strategy or property value enhancement.
  • Strong written and verbal communication skills.
  • Commercial awareness, including an understanding of land values, development viability and property value drivers.
  • The ability to manage multiple projects, budgets, deadlines and client expectations.
  • Confidence in building relationships with landowners, developers, consultants, local authorities and other professional contacts.
  • Strong organisational skills, attention to detail and practical problem-solving ability.
  • A proactive and collaborative approach.
  • A full UK driving licence.

Experience of strategic land, development appraisal, viability, rural diversification, planning submissions, mapping, GIS or CAD would be advantageous but is not essential.

Why join Galbraith?

This role offers the breadth of work, client contact and commercial exposure that can be difficult to find within a conventional planning or surveying position.

You will benefit from:

  • Direct client exposure and meaningful responsibility.

  • The opportunity to follow projects from inception through to delivery.
  • Close working relationships with experienced senior professionals.
  • Scope to develop both technical expertise and commercial awareness.
  • The opportunity to help shape and grow the Planning & Development service.
  • Genuine long-term career progression.
  • A collaborative, multidisciplinary working environment.
