Lease Advisory Surveyor (Up to Associate Director)
Purpose of the Role

In this role, you'll focus on negotiating rent reviews, lease renewals, lease regears, and providing strategic advice. Based in Exeter, you'll primarily serve clients in Devon and Cornwall, with some national responsibilities for specific retained clients. This role covers a variety of property types, including offices, industrial, and retail spaces, offering you a broad scope of experience.
Responsibilities
- Client Reporting & Negotiation: Handle rent reviews, lease renewals, and lease re-gears, reporting back to clients.
- Business Development Support: Assist in the team's growth and revenue objectives.
- Client Collaboration: Work closely with the team and clients to ensure consistent, high-quality advice.
- Integration: Engage with the broader network and other business lines.
- Lease Analysis: Read and summarize leases, inspect and measure premises.
- Evidence Collection: Collate comparable evidence for use in negotiations.
- Report Preparation: Prepare pre-negotiation lease renewal and rent review reports for clients.
- Negotiation: Negotiate with landlords and their agents, preparing settlement reports and Heads of Terms.
- Legal Coordination: Instruct solicitors as needed throughout the legal process.
- Third-Party Reports: Prepare reports for third-party referrals.
- Senior Assistance: Assist senior colleagues with instructions as necessary.
- Pitch Preparation: Help prepare pitches for business development.
General Duties

- Working Group Participation: Engage in the internal Lease Advisory Working Group bi-monthly.

- Knowledge Sharing: Share knowledge with colleagues and support their development.
Qualities and Qualifications
- RICS Qualification: Hold an RICS qualification with 5+ years of relevant experience.
- Motivated & Commercial Approach: Be highly motivated with a commercial mindset, able to work both independently and as part of a team.
- Research & Analytical Skills: Demonstrate strong research, analytical, and reporting skills.
- Resilience & Time Management: Show resilience under pressure, excellent prioritization, time management, negotiation, and organizational skills.
- Communication Skills: Possess excellent communication and interpersonal skills, delivering information clearly and succinctly.
