Position: Senior Property Manager- client side
Salary: £35,000 - £40,000 plus 10% bonus
Location: Manchester

About Us

My client is a Manchester based family business that has recently exited a tech business to Uber Technologies, securing significant working capital with which to expand and diversify. Their key focus is now on growing and managing their existing commercial and residential portfolio of 20 properties to ensure profitability and the possibility of further investment. We are delighted to be seeking a Property Manager that is looking for a unique challenge to join us on this exciting journey.

Key Responsibilities:

  • Portfolio Management: Oversee the day-to-day operations of a diverse portfolio of 20 commercial and residential properties, ensuring they are well-maintained and meet the highest standards of quality.
  • Tenant Relations: Serve as the primary point of contact for tenants, addressing their needs, resolving issues promptly, and maintaining positive relationships.
  • Financial Management: Prepare and manage budgets, track expenses, and oversee financial performance of the property portfolio. Ensure rent collection and manage financial reporting.
  • Property Development: Collaborate with the property development team on new projects, including renovations and expansions. Provide insights and recommendations to optimize property value and return on investment.
  • Compliance and Regulations: Ensure all properties comply with local laws, regulations, and safety standards. Manage inspections and coordinate necessary repairs or improvements.
  • Vendor Management: Oversee contracts and work with external vendors and contractors. Negotiate service agreements to ensure cost-effective and high-quality services.
  • Asset Management: Assist in developing and implementing strategic plans for property acquisition and development. Conduct market research and analysis to identify growth opportunities.

Requirements:

  • Experience: 3-5 years' experience in property management, with a proven track record of managing a diverse portfolio of properties.
  • Skills:
    • Strong organisational and multitasking abilities.
    • Excellent communication and interpersonal skills.
    • Proficiency in property management software and MS Office Suite.
    • Financial acumen and experience in budgeting and financial reporting.
    • Knowledge of local property laws and regulations.
