Job Description

A truly exciting role has arisen in one of the best property practices in the UK with a global reach.

We are looking for a candidate to come on board as a Senior Surveyor - Property Management.

The team works closely with the end client to support their vision and investment program. The team has successfully created outstanding commercial, retail, and visitor facilities within an improved public space.

So, what is involved:

Managing Buildings and Property: You will be responsible for overseeing the management of properties, ensuring they are maintained, improved, and developed to a high standard. This includes coordinating maintenance and repairs, implementing improvement projects, and managing any necessary renovations.

Supervising and Developing Direct Reports.

Lease Management: You will be responsible for overseeing all aspects of lease agreements for the properties. This includes negotiating lease terms, ensuring compliance with lease conditions, and handling lease renewals or terminations.

Service Charges and Reconciliations: You will oversee the management of service charges, ensuring they are correctly calculated, billed, and reconciled. This includes handling interim charges and conducting regular financial reviews.

These responsibilities are aimed at ensuring the effective management and maintenance of properties, while also fostering positive relationships with tenants and stakeholders.

Contribute to Leasing Process Improvement: Actively contribute innovative ideas to improve the leasing management process. This includes identifying opportunities for streamlining procedures, implementing automation, and enhancing the overall efficiency and effectiveness of the leasing operations.

Strategic Recommendations for Rental Value Improvement: Provide strategic recommendations to improve the rental value of properties owned by the client. This may involve conducting market research, identifying market trends, and suggesting property enhancements or marketing strategies to attract higher-paying tenants.

The successful candidate will have:

Minimum 3 Years Property Management Experience: A minimum of three years of experience within the property management industry is required. This experience provides a solid foundation and understanding of property management principles and practices.

Landlord & Tenant Knowledge: A thorough understanding of Landlord & Tenant laws, regulations, and practices is necessary to navigate lease agreements, handle tenant-related issues, and ensure compliance with legal requirements.

Managing Large Multi-Occupied Buildings: Experience in managing large multi-occupied buildings is important for overseeing the complexities of a diverse tenant mix, coordinating maintenance and repairs, and ensuring smooth operations.

Good Knowledge of Landlord & Tenant: In addition to having a thorough understanding of Landlord & Tenant laws, a broad knowledge of industry best practices and trends is beneficial for providing expert advice and guidance.

Experience with New Developments: Experience with new developments demonstrates an ability to manage the various stages of property development, including planning, construction, leasing, and occupancy.
