The opportunity

Having created and advised on their first place-based impact investment fund which has received national recognition, including by NatWest SE 100 index as one of the top 100 social enterprises nationally for the last three consecutive years, BBRC has ambitions plans to deliver long term impact in the South West of England.

BBRC Homes is key to the growth aspirations and is one of two investment funds being launched, and to manage this, they expect to more than double the size of the team in the next 12 months.

As a result, BBRC Homes has an exciting opportunity for an Investment Manager to join the existing Investment team, leading the origination and execution of build-to-rent development opportunities which create affordable homes for key workers and working people and families, generating attractive risk adjusted returns with strong impact and ESG outcomes for investors.

The position

Reporting to the Chief Investment Officer, this will be a crucial role, pivotal in the success of the Homes strategy and in the development of the region's supply of affordable and sustainable homes for rent.

The successful candidate will be responsible for driving investment in housing developments, identifying opportunities, building relationships, formulating the structure of deals, conducting due diligence on targets and executing deals.

Building relationships with investors, local developers, local authorities, housing associations and charities and the communities they affect are key to successful developments, and so you will be expected to expand these by building your own networks within these stakeholder groups.

The candidate

You will be an experienced investment, or development / partnerships manager, or agent, or similar with a minimum of 5 years post RICS qualified experience.

The successful candidate will need to have a very good understand of completing property transaction, ideally including acquiring interests in early stage property developments for long term rent in the residential sector.

You'll have been successful in an origination and execution role in the property industry, identifying investment prospects, development targets, and engaging major property companies.

Ideally you will have good relationships with public, private and third sector housing providers in the South West.

You'll be familiar with different types of residential property and leases, be able to create innovative investment structures, and most importantly, be good at building relationships and driving deal flow and investment activity.

You'll enjoy social aspects of deal making in the property industry and be willing to attend events outside normal business hours when needed.

Essentially, we are seeking someone who is a switched on business minded individual with a commercial approach to property transactions and can appreciate BBRC's values of, being sustainable, purposeful, inclusive, responsible, and enterprising.

As a small but growing company you'll need to be resourceful and proactive and be able to adapt as the company expands.

You will also need to be comfortable using your own initiative and work independently.

Main responsibilities:

Build and manage relationships with property owners, developers, housebuilders, agents, and other stakeholders in the property investment market.

Develop and implement a strategy to identify and source off market housing opportunities in Bristol and Bath regions and wider South West of England.

Support the Chief Investment Officer to create a formalised database of perspective investors and providing a desktop filter for those investors so that the Chief Investment Officer and non executive directors can focus on the investors most likely to be interested in investing.

Match investor requirements with appropriate deals and financing structures.

Working with legal advisors to select the optimum structures for investment in housing, including SPV's and private markets fund structures.

Contribute to the ongoing development of the BBRC Homes' investment strategy and business plan.

Work closely with the rest of the investment and finance teams to undertake due diligence on potential investments, including financial analysis and market research.

Conduct site visits and inspections to evaluate the suitability of potential investments.

Negotiate terms and execute transactions.

Monitor and analyse the performance of the BBRC Homes investments and provide regular reports to the management team.

Manage a portfolio of assets working with outsourced agents to maximise returns.

Identify and manage risk in the investment portfolio, and take appropriate action to mitigate risks as required.

Skills and experience

  • A RICS accredited real estate degree, or similar, with RICS qualification and at least 5 years PQE and relevant experience in real estate investment / development management with a focus on deal doing.
  • A track record of delivering completed and profitable housing deals across the residential sector.
  • Ability to spot a good deal that offers attractive risk return characteristics.
  • Strong analytical skills including financial analysis modelling and market research.
  • Excellent negotiation and communication skills, with the ability to build a maintain relationships with key stakeholders.
  • Knowledge of the South West property markets including an understanding of local regulations and planning requirements.
  • Ideally have strong relationships with property developers, housing associations, local authorities, and housing charities in the South West of England.
  • Desirable to have an interest in sustainability and net zero.
  • Full UK driving licence
  • Must have right to work in the UK, unfortunately we cannot support visas for this position.
