The company

A leading private property investment company with a long history of commercial property investment has a new role for a Head of Property Management for the South West to oversee a portfolio of mainly retail and industrial properties located across the South West and South Wales region.

The position

To oversee the property management operations of a mix of retail and industrial multi let properties within the South West portfolio. The department head will also be responsible for a property management team including the training / performance monitoring of an assistant property manager, facilities manager and site based operations managers.

The candidate

The ideal candidate will be employed as a commercial management surveyor within a large property consultancy, or client-side organisation based in Bristol, or within commutable distance to the office.

Preferable MRICS qualified, ideally with a minimum 5+ years' post qualified experience within the commercial property management sector.

It goes without saying successful candidate will already possess strong service charge and property management experience with good communication and organisation skills with the ability to use property management software.

Main responsibilities

  • Build strong relationships with tenants, suppliers and the wider in house teams.
  • Oversee the day-to-day property management undertaken by on site staff.
  • To oversee quarterly management and health & safety meetings to ensure on site statutory compliance is met and records are maintained.
  • To progress tenant applications for assignments, subletting and landlord's consents to carry out alterations.
  • To work with Credit Control to ensure recovery of rent and service charge area and to facilitate the answering of tenant's service charge queries.
  • Overseeing/implementing service provider periodic contract tendering progresses to ensure value for money is being received at all times.
  • Working with the Asset Manager and on-site staff in the preparation of annual service charge budgets to include the preparation of explanatory notes to be issued to the tenants.
  • Working with Centre Management (if applicable) and in house surveyors to prepare, implement and oversee PPM's and to ensure common M&E is in full working order.
  • Undertake periodic inspections to ensure the schemes are being maintained and presented to a good standard.
  • To work with the Insurance Team on progressing property and public liability claims.
  • Working with the Asset Manager to build up working relationships with adjacent property owners and local Authorities.
  • Overseeing/implementing service provider periodic contract tendering progresses to ensure value for money is being received at all times.
  • Implement and develop service charge strategies to ensure lease compliance and maximum recoverability over the whole portfolio - reporting to the Asset Manager.
  • Assist with any special projects as required.

Skills and experience

  • Ideally a member of the RICS with a minimum of 5+ years PQE.
  • Proven commercial property management experience as a managing agent or in house estates team.
  • Ability to use industry software such as Qube and Horizon.
  • Good communication and leadership skills
  • Ability to prioritise work
  • Have excellent interpersonal and organisational skills
  • Ability to present advice in a coherent and succinct fashion
