Detailed Description

A specialist Private Property Company with an office in Gloucestershire and a national remit are currently seeking to recruit another proven and experienced acquisition professional. We are instructed to find a self motivated, confident and thorough candidate with a strong background of acquiring sites. As a result of an expansion plan our client is looking to recruit an additional member of the team to help dramatically increase their UK wide property portfolio.

 

We require the successful candidate to have the following attributes and experience:

 

• Proven track record (5 years+) in negotiating property acquisitions with ideally MRICS or equivalent qualification.

 

• A self-starter who’s highly motivated and driven and with a "can do" problem solving ability.

 

• A focused, confident and hungry deal-doer –with a proven track record of site finding, land buying or property acquisition.

 

• Excellent communication & rapport-building skills (verbal & written) – for prospective vendors, landlords and tenants.

 

• IT savvy & efficient – with normal prevalent office software.

 

• Comfortable with handling and prioritising multiple initiatives and actions.

 

• Good attention to detail – e.g. preparing acquisition appraisals with rigour whilst maintaining an awareness of the big picture.

 

• Participate (with Directors) in co-ordinated strategy to ensure a continuous pipeline of acquisitions that meet the investment criteria including:

 

• Investment Sites – To identify sites from an existing large site database, 3rd party referrals, “door knocking” and desk based research. Negotiating  acquisitions by phone and meetings through adopting a consultative approach.

 

 • Development Sites – To identify sites (mainly off-market), negotiate their acquisition (subject to planning), secure planning consent and  then develop  the site.

 

• Co-ordinate the acquisition due diligence process with professional advisers (e.g. lawyers and surveyors) to ensure transactions are completed  promptly.


• Maintain the database and ensure that records are up to date including logging details of all significant communication with contacts, amending contact details, photos, agreements and other relevant documents.

 

• Participate (with Directors) in strategy to maximise capital gains and minimise capital losses.


• Participation in one-off projects (e.g. funding deals, portfolio acquisitions)

 

You must be self motivated and be willing to spend time visiting sites across the British Isles mainly north of the M4. On offer is a competitive basic salary plus benefits.
